Why do you need a survey?
A survey minimises risk when purchasing a property. It does this by answering the following questions:
- Is the price reasonable?
- Are there any problems/defects which you are unaware of?
- If so, what can you do about them?
But why have another survey on top of your lender’s valuation?
It is important to remember that the lender’s valuation is carried out for the benefit of the lender, not for yourself. It answers the lender’s questions relating to the security of the property for loan purposes. It may not disclose significant defects that will affect you in the future.
Ashdown Lyons offers 2 types of survey: the Building Survey (formerly the Structural Survey), which can be tailored to suit your specific needs, and the Homebuyer Report which is a standard format and designed as an economy service.
