Energy Performance Certificates

From 1st October 2008 landlords must provide an Energy Performance Certificate (EPC) whenever a home is let to a new tenant.

An Energy Performance Certificate provides information about the energy efficiency of a property - similar to the certificates provided with refrigerators and washing machines. It provides an energy rating for the property from A to G, with A being the most efficient, and also lists ways in which the energy efficiency of the home could be improved.

EPCs are valid for 10 years, and can be reused as many times as required within that period.

The scheme covers properties in England and Wales and landlords face a fine of up to £200 per property if they don't comply.

Each EPC will cost £60 +VAT, and will give suggestions on how the energy rating could be improved at a range of budgets.
